Hodgson Elkington is a medium-sized firm of Chartered Surveyors and Property Consultants dealing almost exclusively with land and premises in Lincolnshire, Nottinghamshire, Derbyshire and Yorkshire.

The practice in its current form was founded in 1990 and converted to LLP status in 2007. Hodgson Elkington can trace its roots back to 1867 when the firm of Earl & Lawrence was founded. Sam Elkington and Chris Hodgson were partners in Earl & Lawrence before its sale to Prudential in 1986.

Hodgson Elkington was established in 1990 acquiring the original business back from Prudential. The business specialises in property management, commercial property agency and related professional services.

Conran Estates opened its doors for business in March 1999. In 2000 we opened in Charlton then Greenwich in 2002 and finally Eltham in 2004. One of the original owners, Simon Hughes, is still at the helm of the business and he says “It has been a fun 10 years or so”.


We have dynamic sales teams and each work with integrity whilst having goals to achieve the required results for their customers. A rebranding exercise in 2007 has ensured Conran Estates looks clean, fresh and professional which in turn compliments our staff. New internal systems installed in 2008 have ensured we keep up to date with technological advances, such as how we communicate with our customers. An example is if you are a vendor or landlord you will get regular marketing reports via e-mail which show you all the mailings we send to potential purchasers / tenants. It also has the number of viewings and relevant feedback from them. Our many applicants will be automatically e-mailed as soon as property comes onto the market which could result in immediate results. Albeit we have invested heavily in technology, we still remain loyal to the good old fashioned ways too !!



In 2009 we started using our slogan “a refreshing change” as we are a business whose priority is to ensure all of our clients are looked after and walk away feeling what a refreshing change it has been dealing with us compared to our competitors.

The newly appointed Lettings Negotiator will have responsibility for:

*Generating new business and landlords
*Generating and conducting viewings 
*Managing applicant list and maximising conversion of applicants into viewings 
*Conducting viewings and negotiating offers with applicants 
*Negotiating terms of tenancy agreements with landlords 
*Preparing marketing material 
*Creating eye-catching property descriptions 
*Managing landlord relationships throughout the initial letting process 
*Liaising with existing landlords 
*Selling additional services to landlords 
*Will be working towards monthly targets which need to be achieved

A strong record of achievement is required alongside exceptional selling and interpersonal skills and a full driving license.

Enthusiastic, hard working, bright experienced lettings negotiator with a proven track record is required for an expanding Agency. All applicants must have a clean current UK driving licence, live within an easy commute to our office and have experience and their own car. Basic £12K + very good commission package OTE £40K -£60K.

Our preference is for an experienced lettings negotiator with a proven track record although for someone with limited experience we are happy to advance their career with in house training. We are looking for people who the right drive and work ethic.

We have no aspirations to become a multi office, corporate estate agency and it is important that applicants you put forward to us on not looking for the “Foxtons” experience, it is simply not what we are about. We work hard, trying to offer an honest hands on bespoke service of the kind you can get from a small family run business. Our first Landlord is still actively instructing us and people come back because we are service orientated with a “can do” attitude. It is important that we find the right candidate to fit into an organization like ours, it is not cost effective to have someone who is looking to use us as a stepping stone. 

Our fee structure is designed to encourage people who will be rewarded by results and subsequently we have a sliding commission scale that we feel will allow a strong candidate to earn good money as a result. On the first £8K of commission generated within a month we pay 10%, between £8K and £12K we pay 15% and £12K and upwards we pay 20%. It is important to stress that once you hit the higher target that ALL the business they have done in that month the commission reverts to the higher band, so if you write £12K of business in a month every deal is calculated at 20%. This means that the commission structure is typically twice the industry average. As I mentioned we are people who are looking to be rewarded for their efforts and are willing to go the extra yard to achieve results. We will pay a basic of between £12 - £14K depending on experience, the standard car allowance based on mileage is paid together with a telephone provided and a phone allowance. All applicants must have a clean current UK driving licence, live within an easy commute to our office
